APPALACHIAN LOG STRUCTURES FAIR OAKS MODEL LOG HOME WITH ATTACHED GARAGE


(House and out buildings are being offered for sale. All structures are to be removed from the existing property.)

The home is approximately 2,500 square feet, 1.5 stories with 3 bedrooms, 2.5 baths, and two-car attached garage. The house is built over a full basement with 4th bedroom, family room, office, mechanical room, and unfinished bathroom. The house was built in 2001. Two additional builds are included: separate two-car garage with upstairs apartment and one livestock barn. The detached garage is 24' wide x 40' long with a very basic efficiency apartment upstairs. The barn is approximately 36' x 38'.

The house has been vacant since 12/31/2008 and removal can start at the completion of the sale. The house and included builds must be removed from the site within six months of the completion of sale. Foundations and any masonry materials can remain on site. There is an existing septic tank on site and the buyer can remove at its choice as part of the purchase. All debris from the moving and/or dismantling must be properly disposed of by the buyer off site.

The main house structure is the Appalachian Log Structure Fair Oaks Model log home constructed of shaped logs and heavy wooden timbers. The interior walls at all levels, the breeze way connecting the attached garage and the attached garage are of frame construction. The breeze way and attached garage are sided with Appalachian Log Structure log appearance siding to match the main structure. Appalachian Log Structures walls are connected with spring tensioned thru rods and the logs are secured to the log above it with counter sunk lag bolts on approximate 2 foot centers.

The following appliances are included with the sale (furnace, AC unit, water heater, stove, dishwasher, water supply booster pump w/ pressure tank, a propane gas log stove (tank not included),and a window AC unit). All wiring, plumbing, and fixtures are included.

The house is located across a county road from the main plant property. At the transfer of ownership of the house and buildings the buyer is responsible for the security and protection of the materials purchased. (Ownership transfer occurs when payment is accepted.)

The buyer will be required to provide notice when it will be on the property and the schedule for moving and/or dismantling. Electric power is still available to the site the buyer must contact AEP for the disconnection of the power service. The buyer will be required to perform its work in a safe manner and protect AEP’s property from damage. All federal, state, and local laws shall be adhered to for work performed on AEP’s property.
